Are there any affordable areas left in Zone 2-3?

Currently in a flatshare in Zone 2 but the landlord's selling up. Trying to find a one-bed or studio under £1200pcm somewhere with a reasonable commute to the City. Am I dreaming? Everywhere I look seems to have gone up 20% in the last year.

Under £1200 for a one-bed in Zone 2-3 is tough but not impossible. Look around Leyton/Leytonstone on the Central Line — still somewhat affordable and the Olympic Park area has improved a lot. Walthamstow further out has good connections too.
